The site forms part of the Lincolnshire Lakes strategic regeneration project which aims to deliver high quality, sustainable village communities on land between the western edge of Scunthorpe and the River Trent. Under the planning framework the scheme aims to provide 6,000 new homes across a series of six new villages in the Trent Vale area. The villages are to be set within an extensive park system (200 hectares) with a network of new lakes (covering over 77 hectares).

The adjacent Master Plan was produced as part of the wider Lincolnshire Lakes Area Action Plan in 2016. The plan shows how the subject site will play an integral role in the wider regeneration project and indicates that the site has allocation for housing development along with a strategic mixed use area. The 2016 Lincolnshire Lakes framework is set to be superseded by an emerging Local Plan that is scheduled to be finalised later this year. We understand that the allocations under the new Local Plan will be consistent with those under the current framework.

Previous proposals were in place to develop 3,000 dwellings on the subject site along with associated uses as well as a commercial park. Further details are included in the “Planning” section of this website.
