North Lincolnshire Council are currently developing a junction on the M181 motorway known as the Northern Junction that will facilitate access to the site and wider Lincolnshire Lakes scheme. The junction is expected to be completed by Q3 in 2021.

There has also been substantial flood defence works carried out to the west of the subject site that run along the embankment of the River Trent.

The works have been carried out to alleviate flood concerns in the area and support the development of the wider scheme.

Interested parties should satisfy their own enquiries in relation to any ongoing and additional infrastructure works that are scheduled for the site.


We are advised that the property is elected for VAT.


The sale of the land will be subject to a five year licence agreement held with North Lincolnshire Council that expires on the 12 March 2025.

The agreement allows for the use of a “work area” surrounding the Northern Junction to assist with the construction phase.


We are inviting offers for the freehold interest in the property. We will consider offers for the whole of the site. We will also consider offers for individual sections of the site in the five lots that are outlined in the adjacent plan.
